Looking for the perfect property management company doesn’t have to be a harrowing process. At Decas Group we’ve considered all the questions you’ll likely have when seeking a property management partner:

Decas Group is so committed to your satisfaction that we offer three customer guarantees:

100% Satisfaction Guarantee
If you are not 100% completely satisfied, you can cancel at any time. Just give us a 30-day notice.

Maintenance Guarantee
If Decas Group provides the maintenance work, that workmanship comes with a 3-month quality guarantee. If something goes wrong with any of that maintenance because of the quality of our workmanship within the 3-months, we will make it right at no charge to you. Tenant damages do not apply.

Tenant Performance Guarantee
If Decas Group places a tenant in your home that breaks the contract lease within the first six months of the lease term, we will replace the tenant, waiving our leasing fee.

What Happens Now?
Once you decide to partner with Decas Group, we will schedule one of our property managers to complete an inspection of your home. This will let us know if your home is ready to rent or if there are a few details that need to be fine-tuned before we can place it on the rental market. Work may either be recommended or required.

Required-This must be completed prior to showing the home. These items are usually ones that could be critical to the health and safety of your occupant.

Recommended-We suggest you handle these repairs because they will increase the likelihood of renting your home faster or for more.

Once your house is ready to rent, Decas Group actively begins the pursuit of prospective tenants. We use our effective resources to highlight your home, finding the ideal tenant to call your property home.

Once we find a tenant, we then perform our thorough tenant screening process, which includes the following steps:

  • Credit check
  • Employment Verification
  • Income Verification
  • Reference Check from previous landlords
  • Criminal Background check

How long will it take to rent your home?

This question is often at the forefront of concerns for owners. There are two major factors to consider when understanding how long it may take to find a tenant: price and home condition

Price
Finding the perfect price for your home is important to rental efficiency. If it is priced too high, similar, but lower-priced homes will likely rent prior to yours. At Decas Group we will work with you to find the right price for your home. We provide you with a detailed overview of the current market, so you have a better understanding of what price works and why.

Home Condition
The condition of your home matters to a prospective tenant. If the roof needs repairing or the fixtures are outdated, possible tenants may overlook your home. Ensuring that your home is in great condition and appealing to renters is critical to the rental process.

Communication
Communication is critical to a good working relationship among owners, property management, and tenants. At Decas Group we offer an online tenant and owner portal that ensures smooth, clear communication.

  • Owner Portal- Our online owner portal makes communication easy and efficient. With our state of the art portal system, you have access to secure financial information 24/7.
  • Email- We offer support email to our owners and quickly provide expert answers to your toughest questions.
  • Tenant Portal- With our online tenant portal, tenants can view and pay bills anytime. We also have online resources for submitting maintenance requests or for simply submitting a question.

How is maintenance handled for my home?
This is another oft-asked question by owners. Decas Group offers an efficient response to maintenance issues:

  • Maintenance Reserve- We require owners to have a $300 maintenance reserve in their account as a safety net for any issue that may arise.
  • Tenant-Related Damage- If an issue has been caused by a tenant, then the tenant is responsible for the cost of the repair.
  • Maintenance Calls- We have a pricing threshold for determining whether we will contact you with a maintenance issue. If it is below $300, we will handle the issue for the tenant then bill the owner. If the cost of repair exceeds $300, we will contact you prior to fixing the issue to see how to best handle the repair.

What happens once my tenant gives his 30-day notice?

Once a tenant decides to move out, we are committed to finding a new tenant quickly. At Decas Group, we are committed to making this transition as seamless and stress-free as possible. In some cases, we will be able to return your home to the market as soon as we receive notice. In others, we will place the home on the rental market as soon as the tenant moves out and your home is in market-ready shape.

Once the tenant moves out, one of our property managers will inspect the home to ensure that everything is ready for the next tenant. You will receive a copy of the inspection with an estimated cost of any work that may need to be performed prior to placing the house back on the market. If our property manager notices any damage to the house caused by the tenant, we will charge the tenant’s security deposit for the estimated cost of repair.
