Property owners beware… I had a great run with them for several years but now they have gone completely dark in last two months. No replies to emails, no one picks up calls and worse no rent payments. If anyone is receiving this from Decas, reach out and we can resolve the issue amicably.
I’ve been working with Decas now for 3 years. They have been incredibly communicative and responsive at all times. They are also very creative in thinking of ways to decrease vacancy. I recently worked with Taylor who thinks out of the box and helped me secure another 1 year lease for my original tenant. No vacancy so far!!!! Update: As a rental unit owner, No Payout and no activity the last 2 months. I emailed twice and left voicemail; no response. It is unlike them, will update this if/when I hear back and take next steps. Update #2 Decas was able to resolve the issue with Section 8, and was able to get a rent increase. This deserves 2 more stars. With that in mind; I hesitate with their no proactive communication policy with their investors; they will wait for owners to communicate concerns (I.e. no rent for the month) before they investigate. They need to be more proactive with communicating to owners especially if there are issues with our rental income payouts. Update 3…June 12, 2026 incoming June 2, Paige emailed me that owner draw was going to be late due to end of month falling on the weekend, and that they had “server issues”, nonetheless she reassured me that owner packets will be sent normally and they are working pn all the draws the next 1-2 days. I felt fine as she “proactively” emailed me a heads up. June 12, 1.5 weeks later, did not hear from her again. Did not receive owner packet for May; did not receive my owner draw for May. June 12- I sent an email asking for explanation…waiting for response. Be ready for this experience if hiring them for property management.
This property management company has demonstrated a pattern of unprofessional and unethical conduct. I worked with Decas as the property manager for my Birmingham rental for approximately four years. The first two and a half years were handled well, but the quality of service declined sharply once Allison Paige Sweeney assumed responsibility for the property. Under her management, the property was severely mishandled. She was unaware that the tenant had moved out, and I received no notification of the vacancy. As a result, the home sat vacant for several months. During this period, Paige assessed various unexplained fees, and when I requested clarification, she routinely took weeks to respond. This level of oversight and communication is far below acceptable professional standards. At the end of our relationship, when I terminated their management services, Paige failed to transfer the tenant's security deposit to the new property manager and instead retained it without explanation -stole my money. This was a clear breach of professional and ethical standards. Based on my experience, I cannot recommend Decas for property management so long as it continues to be overseen by Paige. The level of mismanagement, lack of communication, and disregard for basic fiduciary responsibilities was unacceptable.
I rented from them for 6 years and they wouldn't sign another lease do to the fact I had 1pet the maintenance lied and said i had 10 pets in the house it was the end of my lease and they refuse to sign another lease and the owner wanted me to move out because of maintenance made up lies they didn't investigate to get the truth they just refuse to sign another lease then when I left at the end of my lease they charged me $7,000 on my credit and never gave me my deposit my house was cleaned and spotless they still charged me its still on my credit i feel they should have investigated not words from maintenance who lied because they was prejudice this company is prejudice and the maintenance people toot they nose at you cause they dont like blacks this is what my experience was like there please DONT EVER RENT HERE!!! this is still on my credit its sad how they do people!!!!
This is the worst property management company I’ve ever worked with. I had a one year lease and one the day to pick up the keys, they told us to be in the office at 9am. When we arrived there was no one there, we only got in contact over the phone 30 min later and was told to come back at 1 pm. After that we had not interacted. I’m trying to take myself off the lease for the past theee months and was told each time they would and email me after. One month goes by so I call again. I get told same thing, they will email me. Another month passes with nothing. Today I get a email to renew the lease with my name still on it. I called 6 times from 12-1 and no answer but I wasn’t too concerned due to them closing for lunch for an hour. Then I started to really call. I called around 20 times with no answer. Finally I started pressing random numbers to try to be directed to someone and I get sales. The lady there tells me she is informing leasing that I want to be taken off. That’s what I was told before so I told her I need an email within 5-10 min or I’m coming in person and getting a paper saying I’m off the lease they keep emailing me to renew. She said that was fine. Eventually no email comes so I go to the office and there is this picture attached that states there is someone answering phone calls which is a lie due to only getting 1 answer in the sales department when I called leasing and front desk 18-20 times. I end up banging on the door and it’s obvious no one is in the office so the paper is incorrect. I try calling the number and pressing random lines to get transferred and finally get someone on the phone. She informs me that everyone is working remote and only comes into the office when they want to so if you need in person help, you are screwed. I tell her I was told I could come and grab a paper stating the removal of me on lease. She tells me the only way to receive it is later by email from leasing department. I informed her I do not trust they are going to do that after being told same thing for three months. Eventually she asks if I can access my email on the phone which I confirm. I look and magically instead of having to wait like I’ve been told for months, there is now a email with the stated changes. Don’t rent from them.
I love Decas based on their track record managing my property: efficient, transparent, and effective. I continue to work with them due to getting things done; online complaints don't reflect my experience with Decas. So appreciative of the work orders that are finally being completed and that the minor bumps we did have, are being worked out.
I started my investment portfolio with this company at the forefront, a couple years ago and back then I would have suggested to not use them. Today is a much different story. This company is under new ownership and they have made some great progress in the last year. I would highly suggest giving them the opportunity to show you how much they've grown!

They are extremely slow to respond to maintenance issues. We are sitting in 87 degree weather in the beginning of summer. They charge to call on the phone and receive some assistance if a maintenance ticket has been received (however no status update for nearly two weeks!). Whenever they send people over, nothing is done or another prolonged wait to get something done. Overall, unreliable and and a huge inconvenience!
STAY AWAY. TOTAL ABANDONMENT OF DUTIES. If you are a property owner, do not trust Decas Group. We have multiple properties with them in Birmingham (including Section 8 rentals) and they have gone completely dark. - Their official emails are bouncing back as undelivered. - They are withholding rental income and HAP payments from owners. - They are completely unresponsive to phone calls and messages. We are currently filing formal complaints with the Alabama Real Estate Commission (AREC) and the Housing Authority of the Birmingham District (HABD) regarding their failure to disburse funds. This company is a liability and is currently holding owner funds hostage. Avoid at all costs.
I rented 2 properties both heavy mold both plumbing problems constantly to the point actual poop was coming out the bricks of the front of my house I reach out thousands of times called 1000 of times no solution no response I lived in the last property for 3 years paid months ahead to be treated terribly my utilities went from 80-90 a month to 300 almost 400 for water and they gave little to no solutions due to the extreme spikes my ceiling caving in and raccoons living in the attic I decided to break the lease and move they told me they’d set me up with options for my balance due to the heavy unlivable situations and they get me in to a new property instead they closed out my lease like we agreed charged me 1,000s of dollars in damages and repairs that I listed on my move in sheet !!! And to put the cherry on top instead of responding to me and trying to make things right by me they ignored my emails and calls from November to March I called so much I had another friend call for them to answer the call to them but not to me and sent over 3,600 dollars to collections !!! Protect to self and your credit DO NOT !!!!!! Sign a lease with them
I've tried to call on multiple occasions to inquire about viewing a property to lease this coming Friday, 5/1/26. I was able to secure two other tours that day in the general vicinity of where I'm searching (Trussville, AL). If a company can't even answer a phone call to schedule a tour (there is no other way based on their listings to do so), how can I trust a company like that to respond when I have a live issue? I will be forgoing their listing and considering the other homes for which I have a tour scheduled.
If you are interested in working with a property mgt company that never picks up the phone when you call or return emails for weeks on end (after 5+ attempts) and generally has awful communication then this is the perfect spot for you. They excel in ignoring basic requests unless you follow up 5X over multiple weeks and including everyone at the company - but don’t worry they certainly never forget to nickel/dime owners for every expense above mgt fees I.e. fees for a dashboard to view transactions, fees for coordinating maintenance requests. I’ve worked with multiple mgt companies over the last decade and this is far and away the worst experience I’ve had and I can only imagine how bad it is for the tenants as well. I am filing a formal complaint against them to the AL Real Estate Commission and have formally fired them although of course they did not even acknowledge my note or respond (not exactly shocking).
Update march 2026 : Things are getting worse and worse. - Owner payments are not sent out. - Ignore emails. - The deposit is not processed since 3 months - A property is sold but they are still charging you for the lawn care, the buyers should be happy. - The tenants who left trash and months of unpaid rents behind left a 5 stars review to Decas. Landlords, you have to know that bad tenants are very happy with them. I hope this review will make them try to move on... Update 08/16/2025 : Paige hired a new team, she was training them for a few months now. One of them, John, is very proactive, he reviewed my ledger and corrected all the overcharged fees, he provides a constant follow-up and I am very happy with him. @Paige : Please congrats him on my behalf. My one star review is now three stars, pending to be raised if things are better in the future. Thank you. --------------------------------------------------------------- Update 08/01/2025 : things are getting worse and worse, they charge the same things twice, no incoming rent but the renewal fees are taken from your account twice. No answer to your emails, the late fees are charged to you month after month but the tenants are happy to live here for free. Please do not hesitate to reach me out I'll have a lot of things to show you, you must KEEP AWAY from this company ! Update : Depuis quelques mois, ne répond plus du tout aux emails, très inquiétant pour un property manager. Je suis propriétaire de trois maisons chez eux. De grosses difficultés de communication avec certains membres , ils ne répondent que quand ils ont besoin de fonds mais autrement il est très difficile d'obtenir des explications... Des work orders abusifs, une maison louée un an, 6 000 USD de frais de remise en état. Une première estimation à 2 400 USD qui finalement se soldera à 3 800 USD, puis un second work order, un mois et demie plus tard, estimé à 700 USD qui en coûtera au final 1 700 USD Pour le reste Paige est efficace et vraiment sympathique ! Elle compense à elle seule les problèmes de certains autres membres de l'équipe. La gestion se fait simplement et quand il n'y a pas de problèmes tout est plutôt clair. Merci et plus particulièrement à Paige pour son implication. Je ne recommande pas du tout DECAS GROUP dans l'ensemble !
I was happy with them in the beginning which was 3 yrs ago. I’ve been trying to contact them about my property for the last six months. If I’m able to get someone (which was 4 months ago)they take a message and I’m still waiting on a return call. They are not professional at all, I would not recommend using them as your management company at all!!!
For the most part I never have any problem with Decas, when I put a maintenance request in I get a reply the next day.
No communication with the owners and unresponsive to text or emails. Extremely frustrating and disappointed in the service I’m getting.
The team at Decas, is always working to improve their performance. They pay our company on time, as agreed. I’ve been meaning to edit this review . Quite a few things have changed. I had property managed by them. Maybe they forgot??? I don’t forget. I had freshly rehabbed my property. Because I had worked for them before, I felt like I would get a good job. Boy was I wrong! They recycled a tenant. What’s that you ask? That’s where they had section 8 tenant who was moving out of another investors house and they moved them into mine. That’s not always a bad thing!!. IT WAS IN MY CASE! The tenant carried a balance with them. So when they moved into my property, they already owed back rent and late fees. Needless to say they didn’t pay rent and had to be removed from my property. The unit rented in the 800’s, I was only cash flowing 600 per month, because I owed it wholly. The initial rehab cost me 3500.00. Then a few months later they owed me close to 3000. They never paid their deposit to me, and I had to rehab my property again. Before the crap hit the fan with that tenant my partners and I tried to rent a FULLY RENOVATED HOUSE with municipal inspections. It took months and they made zero progress. We eventually pulled management. The email management and management in general was so bad, that we received canned emails for over a year after that. The emails claimed that we owed money even though they never found us a tenant. I’ve ran out of time today, but I could say more. 10/19/25
