With our Tenant Performance Guarantee, you have the peace of mind that you’re getting a great renter, because if Decas Group places a tenant in your home who breaks the contract lease within the first six months of the lease term, we will replace the tenant without charging you a leasing fee.
This creates trust. You know that you’re getting a tenant who has been well-screened. If for some reason they break their lease, we’ll quickly replace that tenant with a new renter, ensuring your cash flow isn’t disrupted and your return on investment (ROI) is protected. There’s no new leasing fee.
We can make this guarantee because we trust our screening process. Not only do we have a great system in place, we also get to know prospective renters before they even apply. We ask a series of pre-qualifying questions about why they’re moving, when they’d like to move, whether they have pets, and what their budget is. This gives us an idea of whether or not they’re going to be right for your property.

When a potential resident has seen your property and wants to apply, we provide the application and require that all adults 18 years of age and older complete the paperwork, consent to a background check, and pay the application fee.
