Proactive Maintenance Keeps Costs Down

You can count on your Decas Group management team to respond to all routine and emergency maintenance issues. When something goes wrong after hours, we’re there quickly to make sure the property remains habitable and doesn’t suffer any additional damage. 

We approach routine repairs with the same sense of urgency. 

When we discover that a tenant has caused damage through abuse or neglect, we will hold the tenants responsible for the repair cost. When it comes to involving you in the process, we have a pricing threshold for determining whether we will contact you. If it is below $300, we will handle the issue for the tenant then bill the owner. If the cost of repair exceeds $300, we will contact you prior to fixing the issue to see how to best handle the repair.

After picking up the key, I went to the house and the key did not work! Was an inconvenience for my move in and delivery. After getting a workable key, I entered the house and the house reeked of the smell of being closed up for a long time. Property manager stated that before moving in, the house would be cleaned! It was not! The smell is still lingering after cleaning myself! The bathrooms are in bad shape! The guest bathroom’s vanity is peeling and rust in the sink and peeling on the counter. The hot water knob on the bathtub is stripped! The master bathroom’s shower can no longer turn on…when I turn the water on, nothing comes out!!! The garage door is hard for me to pull up! Think the rollers need greasing so I can park my car in the garage! There are a lot of other concerns that I put on the walkthrough form!

I took the plunge and bought my first out of state investment property. Decas has been great throughout the process and walked me through the onboarding. There were a few hiccups in the beginning but the issues were quickly resolved and the staff were very attentive. I just finished my first 12 months with the Decas Group and have been satisfied. I plan on purchasing other properties in the same area and keeping Decas as my preferred property management company.
