When we discover that a tenant has caused damage through abuse or neglect, we will hold the tenants responsible for the repair cost. When it comes to involving you in the process, we have a pricing threshold for determining whether we will contact you. If it is below $300, we will handle the issue for the tenant then bill the owner. If the cost of repair exceeds $300, we will contact you prior to fixing the issue to see how to best handle the repair.

What is your management fee?

How do you handle maintenance Issues?

Each unit has a $300 reserve for work orders. If the estimate for said work comes back below the $300 limit, we take care of it without bothering the owner. If the free estimate comes back over the $300 threshold, we send it to the owner for approval or denial.

Do you deal with Sec8 or houses on Government assistance?

We are very familiar with the 3 major housing authorities in B’ham (HABD, JCHA, BESHA) and have a working relationship with the caseworkers and inspection departments for each (McCright and OHDi). We will handle the initial move-in inspections as well as annual and special inspections to ensure payments resume.

What areas do you service?

We manage homes in every corner of Greater Birmingham.

How do you handle rehabs of vacant properties?

Whether it be an unoccupied unit or your tenant has just moved out, we send our estimator out to create a courtesy scope of work for the owner. Our rehabs/estimates are created taking into consideration the location of your unit and return on investment.

How do you go about marketing your properties?

We market our units through the major sites as well as our own. Avenues such as Facebook, GoSec8 and MLS are utilitzed often in addition for more traffic.

What happens when a tenant moves out?

Upon move out, our estimator will assess the property and upon creating the scope of work, differentiate between tenant damages and normal wear and tear. Any damages are added to the tenant ledger and pursued until satisfied or sent to collections if not rectified timely.

How do you go about onboarding or management transfer from another PM?

When an owner decides to hire Decas Group to manage their properties, the main items required include the Property Management Agreement, W-9 (W-8 for international clients), current mortgage statement, or property deed, copy of their insurance policy, and a copy of their personal identification (Drivers License, state/federal ID etc).

If an owner’s property is coming from another PM, a simple introduction between their portfolio manager and previous management will suffice to facilitate a seamless transition. We will obtain all needed docs to ensure there is no interruption in payment or confusion with their existing tenants.

Do you handle accounting?

Yes, at the end of each month when funds are dispersed direct deposit into your account, you will get an Enhanced Owner Statement, Cash Flow Property Comparison Report, Delinquency Report (if applicable), Financial Review and Consolidated Cash Flow Report. We also send end of the year tax reports along with the month reports as we prefer our owners to have too much information as opposed to not enough.

I haven’t happened any issue with renting from Decas. If I have any issue they try to move quickly to get it fixed. I had a few set backs, due to having Covid me and my kids. I was late on a few rent payments, they didn’t know I had Covid, they understood and allowed me the time I needed to get back where I needed to be.

My wife and I own 5 rental properties, all low income properties that have been rehabilitated since their construction in the 1930’s. As we lived out of state we felt it necessary to have a property manager and chose DECAS last year when our initial manager failed to keep our properties well maintained. We liked the corporate philosophies DECAS said they operated under. DECAS management ,we feel , has demonstrated an attention to taking care of tenant maintenance issues in a timely manner so we do not have to worry. We were frustrated previously that we had so much difficulty contacting our manager to get answers on important questions or issues. DECAS is so much better, though this is still one of the areas I think they could improve on as a whole. In that statement, I must say that Paige Sweeney is the exception: I can always count on her to respond back, which she has done even when sick, or storms have affected her personally. Because of the type of tenants that our homes have, I think we are “high maintenance clients” such that with every statement I have questions. I also have some specific management actions that I want taken for my properties that may not be the “DECAS standard way”. Ms Sweeney has been willing to work with me in these areas in a way that fairly compensates DECAS and accomplishes my own property management requirements.

Seamless. The only problems may come from some of the houses when they are very old and require constant repairs annihilating the rent revenus but Decas alright try to fix things on the economical side.
